Notice of Vinings Rezoning Application

A Rezoning Application has been filed with Cobb County by John Wieland Homes and Neighborhoods, Inc. ("JWHN").  The application is seeking to rezone approximately 24 acres of the Settlement Road Property from R30 to R20 OSC (Open Space Community).

Settlement Road Property

A Rezoning Application has been filed with Cobb County by John Wieland Homes and Neighborhoods, Inc. (“JWHN”).  The application is seeking to rezone approximately 24 acres of the Settlement Road Property from R30 to R20 OSC (Open Space Community).  While the current zoning would permit approximately 30 single-family homes, the requested zoning would permit approximately 45 single-family homes in return for more open space.

Special Evaluation Task Force

The Board of Trustees of the Vinings Village Homeowners Association has established a Settlement Road Committee of homeowners from Areas V, VI VII and VIII to evaluate the situation and make a recommendation to the Board.  Jim Polk has agreed to Chair the Committee as  Representative of Area VII.

In order to assist the committee, the VVHA is requesting that Vinings Village homeowners provide their opinions, ideas and recommendations to their Area Representatives regarding this important Zoning.  The VVHA welcomes any and all correspondence, and appreciates your efforts in responding to this important matter.  The VVHA will keep the Community apprised as the Committee’s work progresses.

Vinings (30339) real estate market update: June 2012

Interesting data again about what we’re seeing in the Vinings real estate market – the area of Atlanta in zip code 30339.

Inventory is down with sales on the rise, across all price points! At the $300,000 price point this reflects what I have personally seen in the market and continues the trend from last November. The higher price point in Vinings is finally having steady sales after next to nothing in 2011.  These statistics look more dramatic due to the low volume, but it is positive news!

Woodland Brook Detour Dates Announced

I received the following email this morning from the Vinings Village Homeowners Association regarding the upcoming closing of Woodland Brook.

Vinings Village Road Closures and Detour Routes

Woodland Brook Road will be closed from Keswick to Brandy Station starting June 18, 2012 through July 29, 2012. Map Credit: Cobb County

Woodland Brook will be closed from Keswick to Brandy Station starting June 18, 2012 through July 29, 2012. While Woodland Brook Road is closed, Village Residents can use Randall Farm Road as a detour route.

It is expected that Speed Humps on Randall Farm Road should prevent speeders along the residential street. Emergency response teams have been made aware of the pending road closure and have alternate plans to access the affected areas.

Signage providing detour direction around Vinings Village to neighboring communities have been strategically placed. It is hoped that as a by-product of the improvements, travelers who have used Woodland Brook Rd. as a pass-through to other destinations in the past, will find the detour routes more efficient for future travel.

SPLOST: Woodland Brook Drainage Project

Woodland Brook Road, a popular Vinings cut through, will undergo construction during six weeks this summer.

Revised details of the “SPLOST” Woodland Brook Drainage Project were revealed on Monday evening by Cobb County’s District 2 Commissioner Bob Ott and Engineer Bryan Ricks at an informational meeting at the Vinings Library. The plan calls for the replacement of dual 48-inch pipes that run beneath Woodland Brook Drive to be replaced with a 25-foot by 6.5-foot bottomless arch culvert.

Woodland Brook will be closed four to six weeks this summer, with a goal to have the road open to traffic again before school begins August  13.  Construction is expected to begin shortly after Cobb County schools let out for summer on May 24.  The exact date of the closing is uncertain at this time due to recent changes in the contract specifications which will no longer require the road to be raised.

Vinings Historic Preservation Society Easter Egg Hunt 2012

Vinings Historic Preservation Society Easter Egg Hunt was held last Thursday and it was a beautiful day and fun was had by all.

The party started with Atlanta’s famous story teller Betty Ann Wylie who captivated the children with her Easter stories.  We got there early by mistake, so my son had a chance to chat with Aunt Betty Bunny before the event.

Oh wow, I just looked back at the photos and the one with Chase and Aunt Betty Bunny is a skyline picture with the Overlook building in the back ground. I think this is one of the things that makes Vinings so special, we are a gem in the middle of a big city.

This event has become so popular that it’s only open to members and people actually joined so their child wouldn’t have to sit on the waiting list.  It’s inexpensive to join and you’ll be on the mailing list for all events, childrens and adults alike.   Click here to find out more about joining the Vinings Historic Preservation Society.

Restaurant Review: Maggiano’s at Cumberland Mall

For Valentine’s Day my sweetheart wanted to go to Maggiano’s at Cumberland Mall. I usually enjoy going to this restaurant as it seems like a great value, it is kid friendly and is so close to our home in Vinings.

When we went to make reservations the only time available was 5:00 and we booked via opentable.com (always quick and easy).  That’s OK as my date gets his bath around 7:00 and is usually in bed by 8:00pm. Also, they sent me a $10 coupon for my next visit which is nice.

The children’s menu is varied and is only $4.95 including their ice cream. We always end up taking the leftovers home for a second meal there is so much food.

As far as the quality I’ve seen a degradation since the last time we were there:

  • I remember them using fresh grated parmesan at the table before and now you have to request it and its in a shaker – ugh, can’t eat that type.
  • Also, they used to have the balsamic vinegar at the table for your bread and that had to be requested as well.
  • Additionally I believe the quality of that has been reduced or my taste buds are becoming more discriminating.

I had the chicken piccata which was good with a side of angel hair pasta and Chase had the penne alfredo with the fake parmesan cheese.

It was packed and service was mediocre—perhaps a fluke because it was Valentine’s Day?? My recommendation is that Maggiano’s is good for “family friendly” meals, but not the type of Italian I’d be craving regularly.

Vinings (30339) real estate market update: February 2012

Interesting data again about what we’re seeing in the Vinings real estate market – the area of Atlanta in zip code 30339.

Inventory is decreasing, but it appears the demand for homes in Vinings is towards the lower end and the inventory is towards the higher end.

Based on what is under contract currently we may see this trend change in the next month but at least we’re seeing a continued decrease in inventory.
