Atlanta is known for its influx of relocation clients. Berkshire Hathaway Home Services Georgia Properties is the largest Relocation provider in the city. Often when I have one of these clients, they are trying to figure out what area of the City to live in. I just saw this post on Facebook and it made me chuckle, but hopefully it will be helpful to people in their search. Vinings isn’t included, but its often been described as just like Buckhead without the lipstick. Enjoy!
Number 1 is back on the market after just a year. Its listed for a couple million more than its last sale price. It’s a beautiful home, fabulous location and may make the top 10 list in the future as well. It took 8 years to sell the first time and with 4 years of inventory at the over $2M price point it may take a while this time as well.
This home is beyond your wildest dreams as well and the purchaser actually bought the lot behind to make a larger yard for her children. It seems a lot of Atlanta’s rich and famous are locating within walking distance of this home. This one took 6 years to sell.
This one didn’t take as long to sell; it was on the market for just over a year. But with 6 acres at the end of a prestigious street and bordering the Chattahoochee River, this was a rare find.
This one was theAtlanta Homes & Lifestyles Home for the Holidays Designer Showhouse in 2015 and sold in just 2 years. It is undergoing extensive additions and renovations since its purchase as well.
New Construction and location helped this one sell in under a year, but for only 80% of the asking price. That’s a motivated and realistic seller!
Originally designed by renowned architect Neil Reid and fully restored, this historic home is on 2 acres. Add to that its prime location and you can see why it made the top 10. This home was on the market for 2 years.
Originally listed in 2010 as new construction, this sale price has a lot to do with square footage. It was originally listed for $10M but ultimately sold for $4,695,000.
4.34 acres on a prime location on Valley Road makes this property worth its high price. Originally listed 2 years ago, this sold for 72% of the list price.
After 2 years on the market, it is yet to be seen what will happen with this 1926 Schutze historic property that was once a Designer Show house. There has been an application in for subdivision of the property, so stay tuned to what’s behind this purchase.
After 6 years on the market this property sold at 68% of the original list. It was off the market for a couple of years in 2012 and came back on in 2015 after the market picked back up.
If you’re looking for a Luxury home like these, call me! I know the market and inventory and would love to show you some that I find special.

The terrace level of the home is where the real fun begins. Complete with a fireplace and lounge, wine room, media room with theater lounge seats and a projector for movies, a billiards room, and bathroom and changing area for the pool, it’s your own private entertainment complex!
A comfortable family room with a fireplace and mini kitchen opens onto the terrace surrounding the heated pool.
A large bedroom and bathroom allows for an office, private guest space, in-law suite, or au pair suite, making it flexible for the changing needs of your family.
Outdoor entertaining is a breeze with mutual-level covered decks and a pool and spa terrace. Hang out in the sun at the pool or retreat to the cool screened in porch.

October real estate transaction volume is down in Vinings and Bulkhead, but not as severely as it was in September and August which was dramatically down month over month and year over year.
Vinings numbers are somewhat misleading as the transaction volume has been so low that percentages don’t seem relevant. The most notable thing to me was that the average sales price was under $800k, which says the main things selling are pretty close to lot prices, not so much resales.
In Buckhead, sales were down 14% year over year and 8% month over month. Buckhead is a much bigger market, so its most likely a seasonal dip in sales and a lack of inventory in the year over year sales.
Sadly, my client is relocating and having to leave this fabulous home. Their loss could be your gain. This traditional style brick home is on almost 1 acre private wooded lot on a cul de sac street in prime Sandy Springs /Buckhead location. All hardwoods on main and up, gated driveway and fabulous backyard. This home is so close to private schools and award winning Heards Ferry Elementary School. Visit my site for the full listing.

It looks like Justin isn’t ready to commit. According to TMZ, he has decided to rent for three months until he finds that perfect location. Like I said, I didn’t believe the other rumor since that house is so close to the street, but this house, the craziest house in quasi Buckhead (more Sandy Springs than Buckhead), makes sense. His temporary Atlanta home is that of record producer Dallas Austin. The four bedroom 5,500 sq. ft. home resembles a spaceship.
If he wants my opinion, he should just pay the big bucks and buy Tyler Perry’s estate on Paces Ferry Road for $28M. It has the security and privacy he needs, and is such a good location with easy access to I-75 to get intown and go to the airport. This estate would require a lot of upkeep and maintenance with the fabulous grounds and gardens and it comes with quite a hefty tax bill which was reduced in 2012 to $285,000 but was as high as $397,771 in 2010, though, so I guess his search continues… I use to have a listing in Ball Ground that has studio already built in, would definitely give him privacy too. I’ll have to think more about what will fit the bill.
