SOLD: Tyler Perry’s Atlanta Estate

Tyler Perry’s estate at 4110 Paces Ferry Road in Atlanta has sold!   This is great news after only being on the public market for a year.  It is by far the most expensive home sold in Atlanta in over a year.  In the past year, the second place went to 2000 Garraux Road which sold at $6M  in August of 2015 , also located by the rear gate of Tyler Perry’s estate.

The home sits majestically overlooking the Chattahoochee River on 17 acres and is 35,000 sq ft. including 7 bedrooms, 11.5 bathrooms, swimming pool, lighted tennis courts, beautifully landscaped grounds, and underground ballroom. You can see it and its parking garage from across the river  on Paces Ferry Drive in Vinings (across from Canoe Restaurant).

4110 Paces Ferry was quietly marketed at a higher price point prior to hitting the public market, but entered the Multiple Listing Service a year ago at $25 million.  It just closed a few days ago for $17.5 million.  Quite a deal for that volume of land in the most prestigious zip code in Atlanta – 30327!  The land alone sold for $9M back in 2005 when Perry bought it.  A two acre lot in this area is now selling for about $1.5M  and a one acre lot is selling for right around a million.  So this land alone could be broken up and sold for over $12M.

The publicity a home like this generates for a realtor is national and phenomenal and every real estate agent’s dream.  I was able to experience that when I listed Jane Fonda’s loft back in 2004.  From what I’ve heard, this sale was to an out of state buyer and I’m sure that type of publicity surrounding this listing is what helps in generating leads for buyers of this magnitude in Atlanta’s luxury real estate market.

As has been reported publicly, Tyler will be building his new home on 1,000 acres he purchased in Douglas County, Georgia, near where the Tyler Perry Studios campus is located. Congratulations to his agents Josh Reeves and Chase Mizell on a job well done.

Berkshire Hathaway HomeServices April Real Estate Video Update for Vinings

Berkshire Hathaway HomeServices has released its video market update for Vinings real estate in April.

What I notice most is that things that have been sitting on the market are finally moving as prices have dropped to accommodate what buyers are willing to pay.  New listings coming on the market (if priced correctly) are selling immediately. Buyers that have been sitting out there waiting for something to come on the market this spring, are finally buying.   I think you’ll see a big uptick in these numbers come May for closings.  The dramatic drops you’re seeing are due to lack of new inventory entering the market.

UPDATE: Time to register for Atlanta Summer Camps

I have some great updates for that  Atlanta summer camps post I did a couple of months ago!

Much to the dismay of many families,  Josh Powell Camp announced that they had closed their doors last year.  Then today I read an article that they are open again!  It is available for boys and girls who are rising 1st, 2nd, and 3rd graders.  But since they were closed last year, this year only, they are taking rising 4th graders as well to allow children the full 3 year camp experience.  Chase went all 3 years and has aged out now,  but it truly is an camp experience he enjoyed.  It still has many openings and I think that is due to the belief that it closed down, but here is the weblink to hurry and register your child; they are frequently updating their Facebook page as well for more details.  They pick up at West Paces and Northside and drive the kids out to the country.  They get muddy and hot, but I know nature  boys and girls love it!

I also heard about a few more camps that I want to tell you about for those of you who haven’t finalized your summer camp plans yet. The original post  has  all the updated information is available in one place, but here are some new camp options I wanted to highlight:

  • Club SciKidz is a science and technology camp for boys and girls ages 4-15. They have locations throughout the metro Atlanta area. Currently registering for camps beginning June 6.
  • CampMODA: a Design Thinking Camp is being presented by the Museum of Design Atlanta at 4 locations: MODA’s Midtown campus, The Lovett School, GA Tech’s College of Architecture, and First Presbyterian Preschool on Peachtree. Programs are available for children ages 5-14 are are now registering for summer sessions. Check out Field Trips With Sue‘s write up for more details on the camp (and great ideas for kids activities in general).
  • GA Tech Lacrosse Camps focuses on older children looking to really polish their lacrosse skills but has both day and overnight camps for boys and girls ages 8-18

Warming up for Spring Break 2016

I can’t be the only one who is ready for Spring! It always seems like winter drags on until I get to go on Spring Break!  I’ve also been talking to friends and Chase’s friend’s parents to see where they’re spending their vacations and have gotten some great tips.

One of the great things about living in the Vinings and Buckhead areas is access to Atlanta’s international airport. Having a major airline based here means that whether you a looking for warmth and sunshine, fresh powder on the ski slopes, or a family friendly cruise, you can probably find a direct flight to wherever you want to go. And as anyone with children knows, minimizing your travel legs means minimizing headaches and maximizing precious vacation time for families.

Sting Ray City, Grand Cayman

  • Grand Cayman  is known for its luxury hotels and condos on 7 Mile Beach, its coral reef diving and snorkeling and for swimming with the rays at Sting Ray City.
  • Belize   – your family can charter a  sail boat for a snorkeling and diving trip inside the barrier reef, hopping between  Caribbean islands and then head inland for a rain forest canopy tour.
  • Costa Rica : Costa Rica is really growing in popularity for families; I was amazed how many American families I ran into last time I was there on Spring break 2 years ago. From rain forest eco/adventures, volcano viewing trips, to surfing in the Pacific Ocean, there are lots of fun things to do there.
  • Puerto Rico and US Virgin Islands : if you want to feel like you’re really getting away  but haven’t gotten everyone in the family a passport yet (or the kid’s passport renewal snuck up on you!) these American territories have lots of options less than a 3 hour flight from Atlanta.
  • Atlantis Paradise Island in the Bahamas is one of those places that seems to pop up every time I talk to friends about vacation plans. I haven’t been yet but a lot of friends love it for the water slides and adventures.

Skiing
  • Beaver Creek in Avon, Colorado is a popular resort not far from Vail that friends of mine love. I took Chase there for his first ski trip, as the ski schools are excellent and its a quaint resort with everything near by.  Denver and Vail airports serve the area. You can get bunny slope lessons for the little guys and black diamond slopes for the daredevils!
  • Steamboat  is another central Colorado ski resort that is a popular spring destination  with friends.
  • Park City, Utah is a short drive from Salt Lake City (with lots of direct flights from Atlanta on Delta) is a really pretty town in the Wasatch Mountains, with plenty to do even if you are more a fireplace-and-cocoa person than a ski slope person. My favorite resort there is Deer Valley with top class service and very convenient to town.
  • Lake Tahoe is accessible from both Reno NV and Sacramento CA. With dozens of resorts surrounding the lake, it’s known as much for its spectacular scenery as for its great ski options.

Cruise
  • Royal Caribbean   was recommended to me by a friend for their great kids programs. If you love the ease of cruising, they have great options.  My friends that have recommended it love cruising, but I wasn’t thrilled with being on vacation with 5000 other people and being herded everywhere. My son loved it and basically its a floating hotel.  We traveled on Oasis of the Seas which was new then and one of its bigger boats.  I may have had a different experience if we had gone on a smaller ship.
  • Disney Cruise is another very family friendly cruise option (the secret being that they are also very parent friendly too!)  Many of my friends like it and have taken extended family.  If I were going to do a cruise again I’d probably try them to compare.  At the time they seemed more limited in their destinations with most of the boats going to their “private” island versus the more popular ports we went to in Cozumel, Jamaica and Haiti.

Disney World – it almost goes without saying that this is a great option for families with younger kids, but Disney has been building its reputation as a destination for the whole family. So go for the classic kid-friendly experience, but don’t miss the dining, spas, and golfing at their resorts. USA Today posted a list of great tips to help parents make the most  of a Disney trip.  The first time we went there I bought the book to figure out the layout and what our priorities were.  I have friends that go here every year as you can drive from Atlanta and it avoids having to buy flights for a larger family.  As they get a bit old there is Lego land and other adventures close by.
We are going for fun in the sun for our spring break – this year I’m taking Chase to Hawaii!   We try to do something different every year as this one week I’m almost guaranteed that a majority of my clients will be gone and business will be quiet. I’m looking forward to relaxing in the sun with a good book while Chase gets a surfing lesson.  We will explore the volcanos like we did in Costa Rica a couple of years ago but via helicopter this time and take a catamaran to whale watch.  It goes without saying that we are very excited and counting down the days.  We are down to 2 weeks as of today!
Last year we went to Singapore, a great destination if you’re looking for a really different experience and great food while still being in a safe, easy to navigate environment.  Singapore may be too far for a Spring Break trip for most, but for me, it’s a dedicated week of vacation each year that I can count on. We also took a side trip up to Thailand and I would go back in a heart beat.  The water was gorgeous and the experience was more exotic than many I have been on.  Phuket is still recovering from the Tsunami and many buildings remain hollow and vacant.  The town and shops are thriving and we loved it!  English was spoken by most and the hospitality was fabulous.

Eater Atlanta’s Classic Atlanta Restaurants List

Eater Atlanta is a great place to keep up with the latest and hottest food trends in the Atlanta area, but they have gone back to basics with this list of 20 Classic Restaurants Every Atlantan Must Try. These are restaurants that have been open for at least 20 years, places where a couple may have celebrated both their first anniversary and their children’s graduation. The list concentrates in Midtown and Downtown Atlanta, but I noticed several are here in the Vinings, Buckhead, and Marietta area:

  • Canoe, with its serene location on the bank of the Chattahoochee River here in Vinings makes you feel like you’ve escaped to the country side. their menu has evolved over the years but always stayed true to its upscale southern roots.
  • Ray’s on the River is just a few miles upriver from Canoe. They have just celebrated their 30th birthday and keep generations of Atlantans coming back for their classic surf and turf menu.
  • Horseradish Grill has been keeping upscale southern cuisine fresh for over 20 years. It’s the perfect spot for a meal before strolling across the street for a show at Chastain Park’s Amphitheater
  • Marietta Diner is a short drive north up I-75 and has been offering classic American diner food for just over 20 years. Open 24 hours so you can get your burger or dessert craving satisfied any time.
  • Petite Auberge tucked away in the Toco Hills Shopping Center has been serving fine French cuisine to Atlanta’s diners since 1974. Food trends may come and go but this classic has maintained a loyal clientele that speaks to its timeless appeal.
  • Bone’s in Buckhead is inarguably Atlanta’s quintessential steak house, and has been a go-to spot for special occasion celebrations for decades.
  • Buckhead Diner keeps the decor retro and their classic diner/southern menu updated at their Piedmont Road location.

Atlanta is a vibrant, quickly evolving city with a world-class food scene, but there is a reason these classic spots have lasted for so many years.  Next time you’re looking for a tried and true but still delicious meal, I encourage you to check out the whole list at Eater.
