I’ve always looked at pictures of bunk rooms on Houzz and dreamed about building them into the beach house I’d have one day. They would, of course, have a nautical theme.
Well, my neighbors beat me to it – the bunk room, not the beach house. They took a dark room in their basement and had the builder finish it out super cute for their two girls. Each bed has a cubby-hole for a night light and whatever else the child wants to stash in there.
Obviously, my son now wants one in a boy theme. He’s at the perfect age so if I’m going to do it, now is probably the time. I imagine this will be THE place for sleepovers for many years to come! If you need the builders name or pricing, just email me and I’ll share it with you.

Bieber home shopping update

It looks like Justin isn’t ready to commit. According to TMZ, he has decided to rent for three months until he finds that perfect location. Like I said, I didn’t believe the other rumor since that house is so close to the street, but this house, the craziest house in quasi Buckhead (more Sandy Springs than Buckhead), makes sense. His temporary Atlanta home is that of record producer Dallas Austin. The four bedroom 5,500 sq. ft. home resembles a spaceship.
If he wants my opinion, he should just pay the big bucks and buy Tyler Perry’s estate on Paces Ferry Road for $28M. It has the security and privacy he needs, and is such a good location with easy access to I-75 to get intown and go to the airport. This estate would require a lot of upkeep and maintenance with the fabulous grounds and gardens and it comes with quite a hefty tax bill which was reduced in 2012 to $285,000 but was as high as $397,771 in 2010, though, so I guess his search continues… I use to have a listing in Ball Ground that has studio already built in, would definitely give him privacy too. I’ll have to think more about what will fit the bill.

UPDATE 2/24/2014 Bieber tweeted that he never even looked at this home. There was even a stunt by morning DJ’s that has been published to make fun of the whole thing. Anyway, he’s here in a rental but this is NOT going to be his house. Great publicity for the agent and great exposure for the house is all that really came out of the rumor.
Atlanta is home to many celebrities, and it looks like another one might be heading our way.
Justin Bieber has been looking to make Atlanta his home so he can be closer to the thriving hip hop community. According to TMZ, he has his eye on a sprawling estate off Blackland Road in Buckhead. Listed at $10,950,000, this 16,000 sq. ft., 7 bedroom/13 bathroom home has a lot to offer from energy efficient geothermal HVAC systems to a 70 foot pool/spa, gym, elevator and much, much more.
It is yet to be seen whether he really is interested or if this is just a way to generate interest in this property. According to his published interests – can’t be visible from the street (preferably secluded on 5+ acres), minimum of 10,000+ sq. ft., and lists for between $4 and $10 mil., this may not be the home for him. While the price and size may suit him, we’ll have to see whether he will settle for less acreage; the lot is listed at less than two acres.

Expanded $10,000 GA SSO Tax Credit for Passthrough Entity Owners

I just received this information from Roddy, Horsley, Dillon & Gault, LLC Certified Public Accountants and thought it was worth passing on.
Expanded Georgia State Scholarship Organization (SSO) Credit Available for 2014
Since 2008, Georgia has allowed an income tax credit for up to $2500 annually for married joint-filing individuals contributing to State Scholarship Organizations that providing scholarship funding for private schools in Georgia. Given that the credit is allowed as both a credit for state income tax purposes and as a deduction for federal income tax purposes (no deduction is allowed for Georgia income tax purposes), it has presented an arbitrage opportunity of sorts for many Georgia taxpayers. Most taxpayers able to absorb the $2500 credit fully against Georgia income tax have effectively been able to buy down their tax liability at a discount using this technique in addition to providing education funding dollars for Georgia students. For example, someone owing Alternative Minimum Tax for federal purposes could generate net savings of around 29% by making the $2500 contribution if fully able to absorb the state credit and federal deduction. Any excess credit amount under this provision is allowed as a carryforward for up to 5 years.
In 2013 the Georgia legislature expanded this credit to owners of passthrough business entities (S-Corporations, partnerships and LLC’s) with an expanded $10,000 limit. However the carryover provision is not available under this rule, meaning that in order to fully capture the benefit of the credit, a taxpayer would want to be sure they have at least $10,000 in Georgia tax liability for the year resulting from income from passthrough entities. The credit can only apply to income from passthrough entities. This would require Georgia taxable income of at least $166,667 from passthrough entities, including W-2 wages from those entities. And the taxpayer cannot take both the $2500 credit and the $10,000 credit. The credit cap of $10,000 for passthrough business owners can apply separately for husband and wife if each has income from flowthrough entities.
In order to claim the credit for 2014, taxpayers will need to act quickly. There is an annual statewide cap on contributions, and the 2013 credit cap was reached in May 2013. It’s estimated that the 2014 credit cap will probably be reached by early March 2014.
To apply for the credit, taxpayers can visit this website for the application form and choose which credit, the $2500 credit or the $10,000 passthrough credit they wish to apply for. Whew! December was quite a busy month! For some reason, December has always been a good month work-wise, and this year was no exception. Of course, with a young child, there is a lot to do to prepare for Christmas. And if both of those things weren’t enough, on the 10th we converted from Prudential to Berkshire Hathaway Home Services!

October Market Update

Here are the Prudential Market Updates for Buckhead and Vinings in the month of October:
Sales in Buckhead have dropped month over month and year over year. I believe this is primarily due to decreased inventory, but it is also a seasonal adjustment. As a result with 6 years of inventory available, sales are slowing and inventory is climbing in the the over $2M market.
Vinings remained steady with a much higher increase in sales price. I believe that is primarily due to the higher end homes (at and over $1M) moving again at a great pace. Many of those homes had been on the market for quite a while, but with no new inventory coming on the market, I believe buyers finally picked from what existed versus continuing to wait and hope for what they wanted to come on the market. We had a great flurry of the newer high end homes sell this spring and finally this fall the remodeled high end homes have gone under contract. That could partially be due to the sellers compromising further in price as well.
I’m including more specific Vinings data from another source as well that I find to be interesting.

Look at the balancing of inventory to demand that has taken place over the past year in Vinings under $800,000. Inventory has steadily declined and transactions have increased. This is great news as well. It shows us that homes in 30339 that are priced right will sell.

Notice the volume of sales in April (which were newer construction over $1M) and then last month. I’ve pulled this over the past 2 years to show you the significance in the volume change. There has been pent up demand for the higher end homes, but the remodels weren’t selling this spring and then, as of last month, they are moving. This definitely sends us a message that buyers want Vinings enough to compromise or set their expectations a bit higher on price points. This is great news for us and also indicates a need for high end homes on the market in Vinings again.
