This classic split level ranch in Vinings is such a charmer. Four side brick construction, this is a well-maintained family home on a huge level lot in a great location. It’s really going to steal your heart!

Formal living and dining areas as you enter the home are light-filled and spacious. This layout works so well for you if you want to have a dinner party without feeling like the kitchen mess is in full view; but if you’re an open floor plan person, there is a lot of potential to easily open the space to the family room beyond.

The home’s large eat-in kitchen just off the dining room is perfectly functional but could be updated to be really special. Easy updates would be opening the kitchen to the adjacent light filled-family for an open plan flow.

The kitchen and the family room (with a great painted brick fireplace!) open to the huge screened porch and large level yard, giving you the indoor/outdoor living areas everyone is looking for.

The home has 5 bedrooms, so there is plenty of room for the kids AND the home office, craft room, or yoga room. Warm, refinished hardwoods throughout the home emphasize the home’s size – it’s bigger than tax assessment records show! The flooring would also allow opening up the some of the rooms for a more open floor plan without having to re-do all the floors.

There is a master suite on the lower split level with a sitting area that opens through french doors to a patio in the back yard. Light, neutral colors keep it feeling bright and open.

The yard here is exactly what everyone is looking for: large, level, without obstructions or backing up to utility lines or railroad tracks. It’s private and surrounded by mature trees and would make a great place for kids to play safely. Overlooked by a large screened porch, a little landscaping could make this a perfect little oasis.

This yard is that rare Atlanta gem that is so hard to find – spacious and level, with privacy!

The home’s location in an established Vinings neighborhood make this a must-see. It’s convenient to all of Vining’s amenities and is in a great school district. I’d love to show you this home!
As always, feel free to call me with any questions or to set up an appointment to view. And take a look at the full listing on my website for all the details.

Chicken Salad Chick Vinings Grand Opening – Worth the Wait!
Posted by thunsicker in Vinings on March 7, 2018

Well, this morning I waited in line for an hour in our freezing weather to be one of the 1st 100 customers of Chicken Salad Chick in The Station at Vinings shopping center, and boy was it worth the wait!

Chicken Salad Chick is located at 2810 Paces Ferry Road #310 next to Meehan’s and behind the QT. Its a large, homey space and they are ready to roll! I feel like I should be saying “y’all” as I describe this as it’s a Southerner’s dream come true with 12 varieties of Chicken Salad and Pimento Cheese and 7 types of salads, soups and more.

The line inside- I was #85!
I was first introduced to Chicken Salad Chick at a Lacrosse tournament about a year ago when they were opening their Buckhead location on Roswell Rd. The store’s owner Lauren told me they’d been working since then to get this location open but they were going into a space that had never been a restaurant before, so it took quite a while to get it ready. There were many people from their corporate office on site today to greet the crowds and get the restaurant up and rolling.

They have a large, homey dining area
They have lots of drawings today for Grand Opening and even more drawings thru the rest of this week; you can get the details on their Facebook Event Page. They are open Monday-Saturday, 10:30am-7pm. Stop by and check it out!
And as always, if you’d love to live in our wonderful walking village give me a call. There is actually one great deal right now that I’d love to tell you about that is SO close!

Chicken Salad Chick comes to Vining Station!
Posted by thunsicker in Uncategorized on March 7, 2018

Speaking of Grand Openings- Chicken Salad Chick is opening its newest Atlanta location in Vinings Station, Wednesday, March 7. If you haven’t heard of Chicken Salad Chicks, they’re an Auburn, Alabama based fast-casual restaurant owned by Stacy Brown with great Southern classics like chicken salad and pimento cheese.
Southern Living raves about their grape chicken salad recipe and for a good reason- it’s addictive! Here is their Vinings store page with all the details of their location and menu. I’ll do a Facebook live video tomorrow to share my experience with you all. You can “like” or follow my Real Vinings|Buckhead page for more of what makes my town a great place to call home.
As always, if I can show you around and help you find a home here, I’d be more than happy to chat or meet with you. Let me know how I can help!

New in Vinings: The Front Porch Market and Project Studio
Posted by thunsicker in Vinings on March 6, 2018
We had a double Grand Opening this weekend in Vinings Village with The Front Porch of Vinings opening its new Market space; and Project Studio, an art class and workshop space in the market.

The entrance to the Market
The new Market is located just below the home goods and women’s apparel portion of the shop and features local prepared food, cheeses, gifts, and fresh flowers.

Check out their instagram feed!
If you miss “The Shoppe of Vinings” that we use to have in the Village, this is a great replacement. With cards, gifts, sweet and savory pies, cheeses from Georgia’s Sweetgrass Dairy, pickles and jams, it’s a real Southern experience. Owner Lisa Rieves told me she is trying to create a beautiful “General Store” vibe, carefully curated to serve the Vinings community. The Market will build specially designed gift baskets for you, or you can swing by and pick up a meal for a friend that just needs a night off from cooking. The Front Porch and the Market are a great one-stop shop for all kinds of gifts.
Also, sharing space in the Market is Project Studio where you can bring out your artsy side with a variety of art and home decor projects at all skill levels. Have a girls night out, baby shower, or date night! This is their second location (the first is in west Cobb) and they offer classes, creative art projects and seasonal decor in a beautiful space. Their classes are led by the owners or a staff of artists to guide you through the process.

Project Studio’s menu board
Located just across Mountain Street from the Old Vinings Inn and just in front of the Paces Ferry Vet, both shops have great, easy parking. If you’re a long time resident, you’ll find a refreshing combination of the shop that was Stacy’s Kitchen combined with a splash of Lucy’s Market. And with the classes offered at Project Studio there is always something going on in the store.

Their Grand opening was this past weekend March 2nd and 3rd and they are open now on Tuesday – Saturday from 10-5. Project Studio also offers evening classes.

Local goodies by Strive Foods

Sample of the types of baskets they can make for gifts. Mention this post and I promise I will have a wonderful basket made for you at your closing!
My son and I just picked up a pie, some local cheeses and a card for a party that he was going to on Saturday night. Swing by and check it out on your weekend walk around the Village!

Grand opening projects!
We love living here and love to see more local-oriented shops coming into Vinings Village. Come check them out- there is really something here for everyone! And if you love our walking Village as much as I do, let me help you find your next home right here in our wonderful Village: Tina Hunsicker, realtor at Berkshire Hathaway Home Services.

Interest rates rise: what does it mean for you?
Posted by thunsicker in Data and Statistics, Uncategorized on February 22, 2018
Rates are going up and now is a better time to buy than any other time this year. Here’s what the anticipated interest rate increases mean in terms of monthly mortgage payments.
We don’t expect any softening in values, so the rate increase means you’ll be able to buy less house. I’m up to date on what you can get at many price points and can help you buy quickly.

Berkshire Hathaway’s January Market Report for Buckhead
Posted by thunsicker in Buckhead, Data and Statistics, Uncategorized on February 9, 2018

Berkshire Hathaway has released its Buckhead real estate market update for January 2018 and it looks like 2018 was off to a slow start. However, I believe it is related to the weather we experienced here and not the demand. I do see activity picking up in February and a sense of urgency with the threat of higher interest rates on the horizon.
We have basically 3 markets going on right now. If a buyer is looking under $500,000 they can be prepared for a bidding war with multiple offers on properties that are priced right. That’s particularly true in the under $350k price range. Buyers that are looking from $500k-$1.5M can expect an even balance of buyers and sellers and should expect to pay comparable pricing to last year with little increase in pricing. The buyers in the over $2M price range are in a buyers market and should expect to get deals. There is about 4 years of inventory out there and plenty to pick from. These buyers may have a high cash percentage as a down payment but due to the higher price points they are particularly sensitive to interest rate increases.
As always, your home is unique and as such requires an expert to help you price. Hitting the range at the right price will help you sell in a reasonable amount of time. I pride myself on my recommendations, not that all of my clients take them, but I’m confident in the analysis and getting your home sold rapidly if it is within the range. We are ready to help you take the most advantage of this upcoming Spring market!
Please feel free to reach out with any questions!
Whew, it’s been a busy week!

SOLD: 821 Lake Court Drive

Don’t let the mid-century exterior of this sweet bungalow fool you- this place is SPACIOUS! Surrounded by mature trees in an established neighborhood, but fully renovated with thoughtful additions, this home offers an open floor plan and flexible space for a really comfortable family home.

Hardwoods in the living room continue through the keeping room and dining area off the kitchen for a clean, cohesive look with few barriers to break up the space. Fresh neutral paint and lighting make this home completely move-in ready.

Unlike many mid-century homes, dining and kitchen areas have been opened up so there is an easy flow for entertaining – no one is stuck in the kitchen when guests are here!

Beautiful light granite, clean Shaker cabinetry, and stainless appliances keep the spacious kitchen light and bright while maximizing storage and counter space.

The kitchen is open to the adjacent bonus room; perfect to keep an eye on the kids as a playroom.
The keeping room is a quiet spot for a reading nook just off the main living room.

The spacious master suite is a really well-done addition to the home’s original footprint. Hardwoods, lots of windows, and a great lighting plan keep the space light, bright, and fresh.

The master suite continues with it’s own private full bath with dual vanities and a generous walk-in closet.
Two more bedrooms with gleaming hardwoods, and two full bathrooms make for plenty of space for family and guests.

With both outdoor and kitchen access, the bonus room has the potential to be anything you want it to be. Home office with a door for clients, playroom for the kids, even a home gym, this room is ready to go with lots of built in storage.

The back yard is spacious with mature trees and lawn. Not only only did the homeowners add the master suite, but a great deck, fire pit area, and gazebo seating were added as well for great use of outdoor space.

This home is a gem and I look forward to sharing it with its new owners. Call me with any questions or to set up an appointment to view. and take a look at the full listing on my website for all the details (and lots more photos!)
