Atlanta Birthday Party Ideas

This blog idea suggestion came from my mother.  Every week she hears us talk about how many birthday parties Chase had that weekend and thought it would be a good idea to share them.  Then of course anyone that knows me realizes how carried away I can get with my personal birthday party planning for my son.  I have done “home type” of parties, as well as rented facilities’, but I do get a bit carried away.
There are so many great places to have birthday parties in Atlanta and it all depends on the child’s age (and your budget).
I’ll start by recapping the birthday parties I’ve had:
Age 3Ponies and petting zoo
This was the beginning of my party planning experience.  I know the rules about that you should only have as many kids as your childs age – didn’t matter – I think I had at least 25 three year olds, but it all turned out well.
I had rented our our neighborhood club house and had a couple of ponies and a petting zoo with bunnies.  The club house has a large and wonderful playground which really helped and I had some snacks outside for the kids and then had the cake and ice cream inside and had it all decorated with balloons, streamers, table clothes etc and had pony themed cupcakes from Henri’s (over $100 for the cupcakes!).
I also had cowboy hats with all the kids names on them for them to wear, Western music CD and some children even got dressed up for the theme.  Beautiful fall weather in October.

Age 4 – Swimming party

Since I went over board at 3 years old I decided to scale back.  Since we have a very child-friendly pool at our house with a shallow end that’s only 6 inches and the deepest part was 5 feet, I decided to have it at the house.  So the kids that knew how to swim could go anywhere and those that were hesitant could hang out in the shallow end.  We also have a playground and saying we have a large sand box is an understatement, you could play beach volleyball in it, so that’s great too.

I can’t remember completely what the menu was, but I think I had bought a tray of chicken nuggets, fruit salad and then had some chicken salad for the adults and croissants and some other misc things and then cake and ice cream.  Any party at home is a lot of work, but its kind of nice to do that every once in a while for nostalgia sake and it’s easier on the budget. I had to schedule the party in September and keep the pool heated as you never know what temperature October will bring and he’s a late October birthday.

Age 5 – Zoo Atlanta

This was fun, but costly as you’ll need to pay admission for the child and adult, unless most of your friends have annual passes like mine did back then.

We had it catered by the zoo, they brought in pizza, chips, and drinks to a little camp ground they have onsite, then we had an animal experience in another camp.  They talked about the animals and let the children touch them.

The nice thing was the it was Boo at the Zoo that day and the kids dressed in costume and were able to trick or treat around the zoo and play on their playground etc.  We made a day of it, as many did.  We did have slight rain sprinkles, but not enough to affect anything.  I think I still had close to 30 kids.

Age 6 – Lake Party
The weather was great we had the party at our lake.  Our course going over board like I do, I brought in a couple of tons of sand and bought small treasures to hide in the sand.

When each child arrived they received a bucket and shovel with their name on it to hunt for treasures.  I had snacks and drinks on the picnic tables.  This was a lot of work that day as I had to haul tables, decorations and food down to the lake and then on the return bring all the gifts back up to the house as well.  I only survived with the help of many friends.

I hired an entertainer (wish I could remember his name) and he sang, told jokes, did some magic and made balloon animals for the kids.  If he hadn’t been late he would have been great, but he was a 1/2 hour late and that’s tough when you have a group of kids to entertain.  I had a large group as usual, maybe 40 kids but there was no incremental cost and the more the merrier is my theory!

Age 7 – Airplane Hangar

Well, this was my biggest and best yet. The party took place at an airplane hangar at Peachtree Dekalb airport.  A client/friend of mine allowed us to use it and treated Chase to a Helicopter Ride around the city and Stone Mountain.

Chase landed in the helicopter at his party about 15 minutes after the party started like a Rock Star, for his “Grand Arrival”.  It was the cutest thing and I couldn’t have planned it any better, all the kids rushed him on the tarmac in a group hug.

The children were allowed to look at all the aircraft in the hangar and sit in one that was attended by adults.  I had entertainment come “The Reptile Guys” and they did a great show with reptiles and allowed the kids to hold them at the end.  We had pizza and drinks for all and of course cake.As you can see, I just LOVE parties.  Now let me give you ideas of the many of the activities that most parents plan for birthday parties.  The ideas below will work for older or younger children, but in my “short” experience they’ve kind of trended like this.

Also I’d like to make a note that the girls and boys parties start to split around first grade, but many children (including mine) don’t want to leave anyone out and continue to have parties for boys and girls.  I’m sure I’m missing many girls types of parties – like at the American Girl Store so if there are some locations I’m missing please feel free to comment as I don’t have any experience with girl themed princess parties or anything like that.

Younger /pre-school childrenMy Gym, Center for Puppetry Arts, Fernbank Museum, Zoo Atlanta, Kangazoom, the dreaded but necessary Chuck E. Cheese, The Children’s Museum, ponies and petting zoos. various characters can visit a party and conduct games or read to the children.

A neighbor just had a party that was a rock star theme and had a music teacher come and do songs for the kids. Many fire stations in Atlanta will give tours and allow you to host parties at their facilities.  Here in Vinings you can actually schedule the fire truck to come hang out, but if there’s an emergency, they leave of course.

Elementary Age Children:

SS Fun House in Sandy Springs, Atlanta Rocks – rock climbing, The Gym at Peachtree Pres – gym activities including roller blading, basketball etc, Brunswick Bowling in Marietta(2749 Delk Road, marietta, 30067) seemed a bit safer than the one we went to at Midtown Bowl.

Laser Tag is at the SS Funhouse or in Marietta off of Delk road.  Chattahoochee Nature Center has parties and guided hikes.  Top Dog Sports will conduct various types of parties. One child had a karate party where he displayed his talents and each child received a mini-lesson. Young Chefs Academy is fun for smaller groups and the Georgia Aquarium allows sleepovers! Science themed parties where the children do experiments.  There are trucks that will come to your party and the kids actually go on the truck to play video/arcade games.  We did go to a super fun party at a Race Track in Gwinnett that had an arcade, mini golf etc, but it was a bit of a drive for the Buckhead crowd.

There are various entertainers/entertainment that will come to your home such as: Reptile Guys, Snakeman Steve, magicians, clowns, swimming parties or water slides at the home for summer parties.  Of course, if budget isn’t an issue, you can get bands, musicians etc. I haven’t been to one with a movie theme yet, but in my research I found a company that will do outdoor movies.  I think they’ll need to be a little older for that one.  We recently went to Monster Jam at the dome I’m trying to find a way to make that the theme for next year – ideas are welcome!  Of course as they get older parties can be smaller and at sporting or arts or race car driving (Andretti Indoor Karting & Games) events with a small group.  We’re not there yet, but maybe someday…

2011 real estate trends in Buckhead’s zip code 30327

In compiling statistics for Buckhead’s most elite zip code, 30327, it is harder to elaborate on each house sold since the volume is so much higher.  I have a few comments here and then charts below with more information about real estate trends in Buckhead during 2011.

  • First and foremost as I’ve mentioned before, inventory continues to decrease in Buckhead.
  • Even though prices are still soft, but not declining further, it looks like we are headed into a much more stable market as inventory levels are under 12 months.
  • The trend is decreasing for foreclosures and we’re seeing less and less of them.
  • The other interesting thing to note is that where the average price point is for homes that are for sale is almost double where the average price point for what is selling; that tells us something too.

The product on the market is priced higher than where the buyers are.

With mortgage rates under 4%, around 3.75% right now, people can trade up in their homes if their current house will sell.  The problem is that if they sell their current houses at where the market demands they are losing equity and don’t have the 20% to put down on the next house and most Jumbo mortgages are still requiring 20% down.

The exception to that scenario is for doctors. I’ve sold quite a few properties to doctors this year and they can still get 95% loans with certain conditions.  So if you’re reading this and you are a doctor, it is the perfect time to buy! 

For the Atlanta real estate market to turn into a sellers market we’d have to get inventory levels to about 6 months. However, at various price levels I’m receiving emails daily asking if I have anything coming on the market that isn’t on yet. These inquiries tell me that there’s pent up demand and good homes that are priced to the current market will sell pretty quickly.

I’m glad to pull specific neighborhoods, streets, price points, etc. for you to look at homes that are listed for sale in the Buckhead market (or anywhere in Atlanta!) if you’re interested.

I know most of us don’t like what our houses are worth today and if you’re still wondering, I can run a Case Shiller index for you, pull neighborhood comps etc.  It’s usually not as bleak as Zillow suggests!

Third most expensive home sale in Atlanta in 2011 – Habersham Road in Buckhead

Originally priced at $8.5 million an estate on Habersham Road in Buckhead closed in December 2011.

2750 Habersham Road was listed in March 2011, and sold in under a year which is great at that high of a price point.  It closed at $6.5M or 77% of list price — a great deal and the third most expensive home sold in 2011 in Atlanta.

There was an article in the AJC around November that told a story about the sellers (it was lengthy and not very nice so I’d rather not repeat the story, but I’m sure you can look it up online if you’re interested).  The sellers were in a stressful situation and I’m sure they are very happy that it has sold.

The tax records indicate that the purchaser is Donald M. Leebern III, who is the heir to Georgia Crown,  a family-owned beverage distributor.  Third-generation CEO Donald Leebern Jr. and fourth-generation president Don Leebern III are the current crop of Leeberns to own and manage Georgia Crown. It was founded by Fate Leebern as Columbus Wine Company Distributors in 1938, the same year Georgia repealed prohibition.

Apparently the Leebern’s purchased a 3.8 acre tract of land on Woodhaven about two years ago with plans to build a new home and somewhere along the line changed their minds and purchased this estate on Habersham.

Things to do in Atlanta over the holidays with kids

With only a few more days of school and then two weeks off for the holidays, I’m trying to think of what to schedule to keep my little guy busy and happy. Here’s a list of things to do around metro Atlanta during the holiday season with kids.  You know I always welcome more ideas!

  • A great outlet for all that holiday energy - an indoor climbing gym called Atlanta Rocks!

    Exercise – always jumpy places, but lately Chase is loving the “Atlanta Rocks” rock climbing.  He’s been to a couple of birthday parties there and can climb almost any wall.

  • Playdates – I’ll coordinate who’s in town and when, maybe some WII games of tennis, golf etc.
  • Friends over for campfire, hot dogs, marshmallow, hot chocolate (and wine!)
  • Vinings Historic Preservation Society – Deck the Halls this coming Thursday, December 15, with woodworking, and treats. It’s at the Old Pavillion on Paces Mill Road from 4:00 – 5:00p.m.

  • Drive around at night around Buckhead to see the elaborate Christmas decorations – I have a new camera and will try to see if I can capture some of these for those of you that haven’t seen them – kinda crazy!
  • Stone Mountain Christmas and Snow Mountain – This is a good full-day activity which includes two hours of sledding, train and tram ride, Polar Express 4D, lots of hot chocolate, etc.
  • We saw “The Grinch that Stole Christmas” at The Fox last weekend, now The Nutcracker has taken over. Each year the Atlanta Ballet brings to life the classic Christmas tale of Clara and the Nutcracker. This is a ballet full of holiday magic that has captivated young and old throughout the ages. It is also a great way to introduce children to the art of dance. December 8 – 24 at the Fox Theatre

Moms, a new place I need to check out – “Dry Bar“, apparently it’s a walk-in-get-your-hair-washed-and blow-dry place that serves wine!

I was at a party last night and everyone was talking about it.  It’s been open about three months and it’s right next to the St. Regis on West Paces Ferry Road in Buckhead.   You might even need a reservation this time of year.  Interesting new concept.  For my friends in other cities – new business idea you might want to try!

Fulton County Tax Assessments Under Scrutiny – Again

As many of my Buckhead friends know, property valuation has been an issue in determining taxes in Buckhead for awhile.  I have access to professionals that will fight your assessment for 1/3 of your first year’s savings on your taxes. As of April 2011, your taxes should not be higher than what you paid for the property even if it was a foreclosure or short sale. Let me know if I can help. – Tina

Some Fulton County residents have been egregiously overbilled for property taxes because the county, contrary to a new state law, appraised their houses for more than their 2010 sale prices.

The scope of the problem is still being determined, but it could make for another embarrassment for a tax assessors office that has struggled to keep up with legislation enacted this year overhauling property assessment and appeals processes in the wake of the real estate bust.

And it has the Senate majority leader fuming.

“I’m flabbergasted. I’m frustrated,” said Sen. Chip Rogers, R-Woodstock, who sponsored Senate Bill 346 and is pushing for further changes in the tax system next year. After seeing evidence that Fulton has put tax values on some homes at twice their sale price, Rogers said he’s now mulling penalties for counties that stray from the law.

“This is a problem that doesn’t seem to be correcting itself,” he said.

One of the provisions of SB 346 limited 2011 tax values to the level of 2010 sales. Exceptions are allowed if, after a sale, an owner undertakes new construction or makes major repairs or renovations.

Allyne Bolton bought a new house in unincorporated south Fulton for $147,190 in June 2010. Though she’s had nothing done but an interior paint job, the county gave her a tax value of $308,700.

Her tax bill totaled $4,112, which she says she can’t afford. Had the house been valued at her sale price, she would have owed about $1,640.

“It’s ridiculous. It’s unfair,” said Bolton, a travel agent out of work since January. “The law says they can’t assess me for more than what I paid for the house, and they’ve assessed me at twice what I paid for the house.”

It’s the latest in a succession of errors and oversights by the assessors office this year, some widespread, some affecting an unlucky few.

Burt Manning, the county’s chief appraiser, said Fulton residents who believe they have been wrongly appraised should call his office.

“We’re certainly investigating, and we’ve only found a few that need to be fixed,” he said.

Arthur Blank’s Buckhead mansion sold

After over three years on the market, one of the most breathtaking lots in Buckhead has sold, the owner was Arthur Blank (one of the founders of Home Depot and owner of the Atlanta Falcons). This Buckhead mansion was originally listed at $10,900,000. The tax records state that the home is 7,352 sq ft.

Everyone will always remember the grounds of this property at 4.19 acres… it has the most beautiful gardens, lakes and paths in the heart of Buckhead I’ve ever seen.

This mansion on Tuxedo Road has been open to the public on many occasions. The home was upgraded and featured as the 2010 Atlanta Symphony Decorator Showhouse. The house itself isn’t the most special thing and I wonder if the Decorator Showhouse hadn’t updated many things if it wouldn’t have been torn down to make way for a new home with higher ceilings and larger rooms.

In 2006, The Blanks purchased a home at 1080 West Paces Ferry Road in Buckhead. They apparently renovated the home over the course of two years and moved in during 2008, leaving the property at 3639 Tuxedo Road vacant since then. Their current home has over 15,000 square feet and was assessed by the City of Atlanta at $13,698,000.

Finally this in spring 2011, 3639 Tuxedo was reduced to under $5M and it just closed this past week for under $4M. I do believe the land alone is worth this price and I’m wondering if the new purchaser thinks the same thing and we’ll soon see a new structure  there.

I’m sure there were some emotions involved in this sale; Stephanie and Arthur Blank’s divorce was announced on September 2nd of this year. The house was assessed by Fulton County at $4.8M and Arthur purchased it from Rex Fuqua in 1990 for $1.5M.

Most expensive home sold in Atlanta 2011 to the Al Hill III family

I just happened to be looking at yahoo.com and the number #1 trending item was that Tyler Perry is now the highest paid man in the entertainment industry.

That got me thinking about all the famous people that live around metro Atlanta.

Of course Tyler is a neighbor and can be spotted at Canoe Restaurant regularly.  I’ve been told that Janet Jackson stays at his home now versus her former residence on Mt. Paran that she had with Germaine Dupree.

As many of you know I’ve had Jane Fonda’s Atlanta residence listed and its currently leased but we’ll be putting it on the market again in the next few months.  We’ve had the opportunity to show it to many famous people and their “front” people when they were filming here.  Seems they all arrive with an entourage.  Queen Latifah is one of the nicest that I’ve met.

We also have our share of professional athletes in the area with Hines Ward building his new house off of Riverside Drive and his ex-wife Simone and their son Jayden just purchased a townhouse at The Battery down behind Avignon and the Aberdeen in Vinings.  I showed a house to Will Allen, a Safety with the Pittsburgh Steelers last week and he apparently has a contract on a home in Buckhead right now as well.

These instances of famous people and their recent real estate purchases in Buckhead made me take a look at how many homes over $4M traded in Atlanta this year….and the profile of the buyers and sellers.  There have been only three homes sold over $4M in Atlanta in 2011 YTD:

330 Argonne Drive:  This home was purchased by the author Emily Giffin  (married name Blaha).  Her previous home in Brookhaven is still for sale if you’re interested!  She purchased her house for just under $5M in June of this year.  Check out her most recent book, The Heart of the Matter.

1325 Monte Carlo: This home was purchased via a swap with the owner’s previous home on Regency Court which is still on the market as well.  The purchaser was a Darrell J. Mays and I can only find a Telecommunications Company which is foreign registration associated with him name on the internet.  He paid almost $7M for the house including the trade value.

981 Davis Drive:  This is the largest sale so far in 2011 at $9M.  The previous owners of this home were Amanda and Walter Reames.  Yahoo shows him as an investor and partner in Atlanta Capital Management.

“Mr. Walter Fred Reames Jr. is a Managing Partner and Member of Executive Committee at Atlanta Capital Management Company, LLC. His responsibilities include oversight of the marketing and sales as well as the finance and technology functions. Before joining Atlanta Capital in 1978, Mr. Reames was a Vice President at the Citizens & Southern National Bank, serving as a Manager of its National Division East. He was responsible for the bank’s relationships with major corporate clients headquartered in 17 eastern states and Canada. Mr. Reames was also a Business Advisor at The White Oak Group, Inc. He has received his Bachelor’s degree from Yale University and completed the Graduate School of Credit and Financial Management program from the Harvard Business School.”

More interesting to me is the purchaser.  My son had a new girl in his class at Westminster at the beginning of the year and she hadn’t been on the new student list that was published a couple of weeks before, so now in hindsight I think it was a last minute addition based on the closing of this property.  Turns out the new little girl now lives in this house!

At first I didn’t make the connection, but upon receiving an email a week or so ago it dawned on me who the family was: Erin Nance Hill and Al Hill III.

Many years ago in the 1980’s I worked for Mellon Bank in Pittsburgh and my territory was Dallas, TX, so I became aware of many things “Dallas” and when I lived in Washington, D.C. in the early 90’s I was friends with T. Boone Pickens’ daughter there and knew of many of the oil families in Texas.

The Hunt family in Texas is one of the wealthiest families in America .

Erin Nance Hill is from Calhoun, GA and has family here and was 1993 Miss Georgia, so it’s not a surprise that she wants to raise her children here as well.  Atlanta is a great town for many reasons and we are thrilled to welcome The Hill Family to Atlanta and to Westminster!  Erin was a well-known socialite in Dallas and was single-handedly responsible for raising almost $1 million for charity during her time there.

Kenny Rogers’ Buckhead (Atlanta) Home Sold

I usually just email my close friends with these types of things, but I think this is newsworthy enough to post on my blog.

Kenny Rogers put his Buckhead estate located at 10 Valley Road, back on the market a few months ago. This time, he listed it at approximately half the price of his initial listing price from several years ago, and did not offer to include the furnishings.   Listed at $3,999,000 this time his home sold in just a couple of weeks and closed in a month for very close to asking price.  There is good news in this market for sellers that price their home to the current market.

Unfortunately for Kenny, he started with a high price several years ago and was chasing the market down, and then he took the house off the market for about a year.  His twin boys were in kindergarten last year and were about to enter first grade here in Atlanta, and I think he just preferred to raise them in his Athens home where he raised his other children.

I’m happy for the agent that the price was right this time and it happened very quickly for all of them.

As we all know it can be challenging to have your house on the market….the good news is that a home priced correctly will still sell even now.  It may be painful to get there but it’s where the market is. If you want to (or have to) participate in this market you need to heed the current value to get a sale; he did and had a successful outcome.
